Development Advice

At Sterling we believe in starting on the right path. We provide project development advice in the key stages of construction projects from the onset.

Our Development services include:

  • Preparation of the development brief – including strategic project advice delivery and project analysis, broad-spectrum risk assessment and strategy.

  • Advice on the various procurement routes.

  • Attendance at meetings with all service providers.

  • Development of appropriate financing structure

  • Project management of project financing negotiation and delivery.

  • Engineering, procurement and process management including assessment of third party developers including arranging interviews and criteria for selection and advice on the appointment of consultants and specialist advisors where required.

  • Advice on the site selection, site layout, design and sustainability issues.

  • Liaison with government authorities.

  • Project execution (construction) management support.

  • Post project feedback of the performance of the building contractors and third party developers.

REITS (REAL ESTATE INVESTMENT TRUST) MANAGEMENT

In anticipation of the reits legislation in Kenya, Sterling has set up a bespoke service with a consortium comprising of top legal firms, investments firms and tax advisory firms to provide reits management services. Our aim is to ensure that shareholders optimize the return on their investment through enhancing property values, correctly maintaining properties and pursuing profitable acquisitions. Sterling also offers advice on diversification of investment in properties in different areas and in different sectors.

PPP AND BID MANAGEMENT

Public Private Partnerships (PPP’s) are now becoming vehicles of investment in infrastructure in East Africa. The team at Sterling has over the past few years been involved in a number of PPP’s from the first stage of ‘Request for Qualification (RFQ) through ‘Request for Proposal’ (RFP) to Preferred Bidder stage. At sterling we can manage the PPP procurement process at consortium level as the bid managers or at Design & Construct (D&C) level as the Project Managers.

Our PPP team ensures that the project is on track from the inception with the setting of deliverables in line with the specifications from the client (the public entity) and ensuring the adherence of the requirements of the PPP through the other stages. Our cost management service provides independent, impartial, specialist advice on the full scope of construction costs throughout the life cycle of projects. We engage with design teams and procure projects to achieve best possible value from construction costs. Our in depth knowledge of cost accounting and financial tracking coupled with expertise in the construction process within the East African market allows us to provide reliable projections and audits.

CONSTRUCTION LENDER RESOURCE
